New Construction
Custom Gunite Pools, Built for the East End.
Engineered for the site, poured by our own crews, and handed off finished, not first-and-fixed. One gunite pool, built once, the right way.
Why Gunite
A shell built to outlast the house around it.
Gunite is sprayed concrete, reinforced with steel and shaped to the exact geometry of your site rather than dropped in as a pre-formed shell. That difference is the reason nearly every pool we have built since 1988 is still holding water today.
It also means the pool is not limited to a catalog shape. Grade changes, property lines, sightlines from the house, a tree the architect wants kept: gunite is formed around the property as it actually exists, not the other way around.
We design, engineer, permit, and build with our own crews from first drawing to first swim, so the person who poured your shell is the same person who stands behind it.

What's Included
Every build, resolved before we break ground.
Layout, depths, finishes, and equipment are settled on paper and coordinated with your architect before anything is poured.
Site-Specific Engineering
Grades, water table, soil conditions, and setbacks surveyed and engineered before design, not discovered mid-build.
Custom Geometry & Depth
Freeform or formal, tanning ledges, sun shelves, and attached or detached spas integrated into one design rather than bolted on.
Finish & Tile Selection
Plaster, pebble, and glass finishes in a range of water tones, with tile and coping selected to match the house.
Equipment & Automation
Variable-speed pumps, automated chemistry, and app-based controls specified and installed as part of the build.
Permitting, Carried by Us
We file and manage village and town approvals directly, and schedule construction around the timeline rather than against it.
One Crew, Start to Finish
Excavation through startup handled by our own people, then the same crew returns for opening day and weekly service.
Pools & Spas
Integrated spas, attached or detached.
Most of our new construction includes a spa, and it is designed as part of the pool from the start, not added afterward. Attached spas share hydraulics with the pool and are typically built as a raised or flush feature along the pool's edge. Detached spas are sited independently, often closer to the house, with their own equipment and controls.
Either way, the spa is engineered for the East End's shoulder seasons: properly insulated, automated, and easy to keep at temperature when the pool is closed. We specify covers, heaters, and jet placement early so the finished product is as practical as it is considered.

How It Works
Five steps, and very few surprises.
The same sequence for every custom gunite build, documented at each stage so whoever manages the property is never guessing what comes next.
New construction is currently booking approximately six weeks out. Permitting on the East End commonly runs about eight weeks on its own.

Startup & Stewardship
Water balanced, equipment commissioned, and the crew that built your pool returns weekly for as long as you own the property.
Financing
Structure your build however suits the property.
Some owners write one check for a new gunite pool. Others prefer to spread the pool, a spa, and the hardscape around it across a term. We work with an independent lending partner that specializes in pool and outdoor-living projects, so the option is simply there when it is useful.
- Reviewed privately, with no obligation and no effect on the project scope
- Covers new construction, spas, and equipment upgrades
- Handled directly with the lender — we never see your financial detail
Financing is provided by an independent third-party lender. Terms, approval, and rates are determined solely by the lender.

Custom Gunite Pools
Frequently asked questions.
The questions owners, estate managers, and architects ask us most often about building a new gunite pool. If yours is not here, it is a short conversation.
All QuestionsWhat makes gunite different from a fiberglass or vinyl-liner pool?
Gunite is sprayed concrete over a steel rebar frame, shaped on site to whatever geometry the property calls for. Fiberglass and vinyl pools arrive pre-formed in limited shapes and sizes.
Gunite also holds up longer under East End freeze-thaw cycles and can be resurfaced rather than replaced when it eventually needs attention.
How long does a new custom gunite pool take to build?
Plan on a full season from first drawing to first swim. Permitting on the East End commonly runs about eight weeks on its own, and current construction starts are booking roughly six weeks out.
We sequence excavation, steel, gunite, tile, coping, and finish so the noisy work lands outside the months the property is most in use.
Do you build attached and detached spas as part of new construction?
Yes. Attached spas share the pool's shell and hydraulics, typically built as a raised or flush feature at the pool's edge. Detached spas are sited independently with their own equipment and are a good option when the property benefits from a spa closer to the house. Both are designed and permitted as part of the pool project.
Can you design around an existing landscape plan or architect's drawings?
Yes, and it is how most of our new construction work begins. We coordinate directly with your architect or landscape architect on layout, grading, and sightlines so the pool reads as part of one plan rather than a separate project dropped into the yard.
What finish and tile options are available for a new gunite pool?
Plaster, pebble, and glass-bead finishes across a range of water tones, paired with natural stone, porcelain, or glass tile and coping selected to match the house. We walk finish samples with you before anything is ordered.
Do you handle permitting for new pool construction?
Yes. We file and carry the village and town approvals directly and build the construction schedule around the permitting timeline, so it is never a surprise holdup partway through the project.
Is financing available for a new gunite pool build?
Yes. We work with an independent lending partner that specializes in pool and outdoor-living projects, with terms reviewed privately and no obligation. Financing is offered as a convenience alongside the build, never as the reason to begin one.
